Terms of Service

1. Agreement

By accessing or using the services provided by Obsidian Deal Ops LLC, you agree to be bound by these terms. If you do not agree to these terms, you should not use our services.

2. Services

Obsidian Deal Ops LLC provides managed deal documentation packaging, gap analysis, and document coordination services for UK property finance brokers.

We are not a law firm, financial advisor, or regulated broker-dealer. We do not provide legal advice or financial advice. Our services are strictly operational in nature.

3. Service Scope

Our services are limited to document management, organisational workflow, and submission pack preparation. Deal outcomes, lender decisions, and commercial results are outside our control and responsibility.

We do not guarantee any particular outcome for any deal or lender submission.

4. Your Responsibilities

  • Provide accurate and complete documentation
  • Ensure you have the authority to share documents with us
  • Respond to information requests in a timely manner
  • Review all deliverables before submission to lenders

5. Fees and Payment

Fees are agreed before work begins. Project fees and retainer terms are set out in individual service agreements between Obsidian Deal Ops LLC and the client.

Payment terms are as specified in your service agreement.

6. Confidentiality

We treat all deal documentation as confidential. Access is restricted to authorised team members only. Documents are stored securely and handled in accordance with our Privacy Policy.

7. Limitation of Liability

Our liability is limited to the fees paid for the specific service engagement in question. We are not liable for lender decisions, deal outcomes, or losses arising from delays outside our control.

8. Intellectual Property

Deliverables produced specifically for you as part of a service engagement are yours. Our systems, processes, templates, and tools remain the property of Obsidian Deal Ops LLC.

9. Termination

Either party may terminate a service engagement with written notice. Fees for completed work remain payable upon termination.

10. Governing Law

These terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
